Welcome to the community! As with any community association, GWMLOA requires all purchasers to sign a contract agreeing to the community's rules.

Quick Facts

Some facts of interest to prospective owners:

• The community operates its own state-licensed, professionally managed water system
• Common private areas of the community include all paved roads, beach access, and the well property
• Covenants do not require approval of construction on or modification to private property
• Covenants do not restrict activities on private property (for example, there are no restrictions on property rental)
• Activities on community property are regulated by the Board
• No monthly or yearly dues; however, all owners are charged for their water usage, for water system maintenance, and for road maintenance, in bi-monthly bills
